Claim to mortgage housing
Mortgage Housing  — is flat or isolated residential building, which is given in  collateral for mortgage as collateral for a loan obtained in the bank. This can be either newly acquired credit funds for housing, and already available in the borrower’s property.

Even more recently rooms were not addressed by banks as mortgage housing. No bank will not lend to purchase rooms in communal flat, if there are neighbors. Only option when the borrower purchased last room in the communal housing, and the rest rooms were already at his property. This is due to the fact that while non-bank credit could be problems with debt collection through the sale rooms, because it requires the consent of neighbours in the communal flat. Now, thanks to competition, already a few mortgage banks offer credit on  room.

Pawn housing must meet the requirements put forward by the bank. First of all claims relating to the year of construction and technical condition housing mortgage. During the entire duration of mortgage lending, which typically lasts decades, the pledge under the mortgage must maintain its liquidity (the possibility of selling in the market without a loss in value). That is why many banks refuse to lend built with wooden clamped. The foundations of a building in which lays the premises, should be stone, brick or reinforced concrete.

Some creditor banks to raise such claims housing mortgage as the availability of electricity, heating systems, hot and cold water, separate kitchen, etc. If it is to lay the building housing the requirements slightly softens: electrical system -, Gas and water supply may still not be connected, and also may not have interior design facilities, sanitary equipment, etc.

Finally, not all creditor banks agree to  in housing mortgage were registered (prescribed) minor children and elderly citizens.
